While King County buyers have been watching inventory climb and Snohomish buyers have been watching prices adjust, there's a quieter story happening just a ferry ride away. Kitsap County has long been the Puget Sound's best-kept secret for value, and with prices across the region shifting, it's worth a fresh look. Here are four communities I'd point buyers toward right now.
Bremerton remains one of the most affordable entry points into the greater Seattle metro, with homes still available well under $500,000 in many neighborhoods, a price point that's increasingly hard to find closer to Seattle. It's home to Puget Sound Naval Shipyard and offers direct passenger and car ferry service to downtown Seattle, which makes it a realistic commute option for buyers priced out of King County. Neighborhoods like East Bremerton and Marine Drive offer a mix of historic character and newer builds, often with water or mountain glimpses included.
Sitting roughly between Bremerton and Poulsbo, Silverdale offers a more suburban feel with strong retail and dining, good access to Central Kitsap schools, and proximity to Naval Base Kitsap. It's a popular landing spot for military families and anyone who wants walkable amenities without big-city density. Silverdale Estates and the surrounding areas have been seeing steady interest from buyers who want convenience without a King County price tag.
Poulsbo's Nordic-influenced downtown and waterfront setting on Liberty Bay give it a genuinely distinct identity among Puget Sound towns. It draws buyers who want a walkable, small-town feel with real restaurants, real shops, and real community events, Viking Fest being the obvious example. Homes here have historically commanded a premium over Bremerton, but they still come in well below comparable properties in Kitsap's Bainbridge Island or across the water in Seattle.
Port Orchard doesn't get the attention Poulsbo or Bainbridge Island does, but that's exactly why it belongs on this list. It offers its own ferry connection to Seattle, a walkable waterfront downtown, and consistently lower price points than its northern Kitsap neighbors. For buyers willing to trade a bit of name recognition for meaningfully lower prices, Port Orchard is one of the better value plays left in the region.
I get it, a ferry commute sounds like a dealbreaker until you've actually done one. What was true thirty years ago is still true today: a 30 to 60 minute ferry ride gives you built-in time to just sit and think, uninterrupted. I got all my homework done on that commute growing up. It was time I could count on every single day, and I always got my work done because that time was already carved out for me. It wasn't until I lost that built-in structure that I had to actually learn how to time block my schedule on my own.
For many Kitsap-to-Seattle commuters, that ferry time becomes genuinely productive or restorative time, a real break between work and home rather than another stretch of highway stress. It's a lifestyle trade-off, not just a commute trade-off, and for a lot of buyers it ends up being a feature, not a compromise.
Kitsap County isn't undiscovered exactly, Bainbridge Island alone has made sure of that, but the communities on the other side of the county still offer some of the best value left in the greater Seattle market. If affordability has been pushing your search further and further from the water, it might be worth looking at Kitsap from the water instead.
